Just moved back to Florida (Tampa area) and we are purchasing a home with wood flooring (not a clue what it is).

Overall, the floor looks pretty good, but the high traffic areas appear dull, and there is one area where they had a rolling chair or some-such and it is worn down to the wood. There are a couple of dark spots (water?) as well...

I don't believe that it is bad enough to require a refinishing, but perhaps a recoating? I am a rather competent DIY and perform the majority of home repairs, but have never done anything like this...

Suggestions, comments appreciated...

Suggestion? Ask the local hardwood flooring refinishers for bids/estimates to recoat your floors. The estimates are usually free and the pros can tell IF the floor is a candidate for recoating OR if it needs a refinish.

Yeah, I am in the process of doing that as well...one place already said that because the chair has rubbed down to the wood that it needs to be refinished....

Thanks for the suggestion....
