I have a 1950's house with long leaf yellow pine floors on the second floor and red oak on the first floor and pine treads on the steps. The house has a 50% x=chance of rental, 30% chance of sale and a 20% chance of being my home.

In an attempt to make the variation between the two floors and steps we stained the pine floors with golden oak from min wax. The pine floors have been sanded, conditioned and stained. The age and nature of the pine floors absorbed the stain immediately. We were going to use three coats of Bona Traffic but now my contractor is suggesting Lenmar 350 because of the absorption.

My concerns are about the durability, yellowing (from the oil) and the longer process. My contractor assures me that the floor will be as durable and feels that the shading from the Lenmar should work out ok for matching the pine and oak.

Do I go ahead with the Lenmar or do I have him stay with the Bona Traffic?

I'm late in answering this . But if you still need an answer , I can positively say that Lenmar 350 ( Oil Modified Urethane) is not nearly as durable as Bona Traffic.
