 Post subject: Sanding & Refinishing pre-finished 5/16" floors

Hey guys,
I am new to the hardwood flooring trade, and have a question. Here are some of the specifics about the job that I looked at today:
1. 5/16" x 3" prefinished floor with beveled edges
2. Potential Homeowner would like the floors refinished because the previous
homeowners had area rugs down on the wood floors and there is now
changes in the floor color where the rugs once were.
3. Condo is located on the third floor of complex and floors look to be a glue
down product.

Can these floors be sanded and finished?? I am concerned that the beveled edges present a problem due to the fact that I have no idea how thick the factory finish is on this floor, if I were try and sand the floor flat and eliminate the beveled edges I might go all the way through the veneer. Any responses would be greatly appreciated.

If you cannot find a piece of molding or a vent that you can pull up to check the thickness of the veneer remove a baseboard, take a chisel and remove a chunk of the veneer behind the baseboard and check the thickness. Or if you can find an expansion gap behind the board wide enough you can take a dental mirror and put it in the crack to see how thick the wear layer is. If the bevel is throughout the entire veneer then you are not going to be able to remove it.
