I would like to nail down some prefinished oak strip (or plank) flooring in a half bath (no tub, no shower) but I worry about water penetration. Is it possible to put down a pre-finished floor and then give it a coat or two on top of the factory stuff? What would you all recommend as a top coat?

And could you recommend a brand of prefinished solid or engineered flooring?

Many thanks.

I've wondered the same thing - to help prevent water getting between the beveled edges - I hope you get some replies!

If you insist I would put down some traffic over top of it. I personally feel its not neccesary unless you have a bunch of childern who like to play in the sink and sling water at each other. Its going to be hard to match the sheen of the prefinish if its only coated in one room. It typicaly sees less water than the kitchen sink and I am sure you have seen prefinished hardwood there with little problems when properly maintained. btw even if it were site finished if you put enough water on it the water will find its way down. The biggest problem I see in half bathrooms is poorly installed toilets that have a bad seal somewhere where the water slowly seeps out at the wax ring turning the wood black near the base.

Just to follow up.... In the nine weeks between my post and Kevin's reply I nailed down an unfinished oak floor that I'm dealing with now (see the adjacent post). So, I can't report on topcoating prefinished.
