So here is the deal, we purchased this house in 2018 and need to redo the floors. All bedrooms had carpet and rest of the house has 3/4 solid hardwood (except bathrooms and kitchen). The previous owner's did not take care of the floors at all and they are in bad shape; the installers didn't do too good of a job either. We aren't going to stay in this home for more than a few years and 3/8 or even 1/2 engineered would be cheaper. However, I would like to keep to the flooring flush with the existing tile and the door jambs, so I would need to add 3/8 or 1/4 plywood to maintain that if going with anything less than 3/4. The existing subfloor is 23/32 OSB.

Would going with this approach be worthwhile or should I just go with 3/4 and be done with it?

Also, we already checked into refinishing, but for the price, we would rather just replace it.

With what you've mentioned I can't imagine refinishing being more expensive.

Try my 3/4 inch engineered hardwoods. Sounds like the solution unless $ 8-10 per square foot is out of your range.
