Okay! Looking at stains and I have a pregnant wife so I want to be toxic friendly.

Can I do oil based stain with a poly water based finish? Will that help the smell? My thought is the finish covers the previous oil smell, obviously the stain would be well dried first.

Water based stains seem really tiny and expensive at the place I visited today.

Most oil based stains have an oder that will diminish after a few hours. These types of stains give the most beautiful color, in my opinion.
Then water-based poly-urethanes can be applied. You will have some odors
when your floors are finished. I don't know of a way to finish floors without any odors. Finishing floors when warm outside so windows can be left open as the fumes disperse is the best time of year to do this work. Most refinishing happens during the summer. Expect some fumes even after the last coat of finish has dried.
The finish will cure in a few days to several weeks depending on the brand and how many coats are applied.
