I am having a professional sand 1400 sq ft of oak flooring in my new home, then I will stain and urethane. The floor covers both high and low traffic areas. I have completely refinished a floor once before in another house, including sanding, but decided to let someone else do the hard work this time. The floor will be sanded to a 100 grit finish and screened. I am planning to stain it with Minwax Special Walnut, then apply 4 coats of urethane (leaning to oil-based since I have experience with that and like the slight yellowing). My question is this: I am considering usng the Fabulon oil-based poly as it seems to have a good reputation - should I be considering something different? I want high durability, a smooth finish, and ease of application. Any help is appreciated.

The person doing the sanding said he used Last-N-Last oil-based poly. Any opinions on Fabulon vs Last-n-Last?

Fabulon has been around forever. Keep in mind, due to the ever changing VOC laws, formulas are changed. No way to know if the product we use today is the same one we used 6 months or a year ago. Between the two, I'd probably choose Fabulon but both have a good reputation.
