 Post subject: Xterra Commercial Water Base Finish

We just got a quote to refinish our floors and the hardwood flooring company wrote down to use 1 coat of satin and two coats of Xterra Commercial Water Base finish.
Is this finish a good one for our red oak? We have dogs (Bassets, thick nails and drool) and want a good strong finish for our first floor (entry, dining room, kitchen, living room, stairs).
I've heard of Bona and Street Shoe, but not Xterra.

XTERRA is made by Duaseal and is most likely about the same as the Street-shoe product as far as durability is concerned. Like most top quality finishes, it is a two component system. If your flooring contractor recommends it, it has been my experience to let him use it, since he is ultimately responsible for the work being done. If you were to insist on an alternate that he may not be familiar with, all manner of things could go wrong, including giving him an "out" to blame if the finish failed.
No finish will be impervious to wear and tear caused by your dogs. Best solution is to minimize the appearance of this wear by going to the lowest sheen level that your sense of esthetics can tolerate. My recommendation: matte.

I think you mean one coat of STAIN, not satin. And two coats of X-Terra. IMO, two coats of X-Terra are not enough. The floor will look thirsty. They are saying 2 coats to keep the bid low. 2 coats are the typical residential suggestion by many finish manufacturers. But I really think the manufacturers make these recommendations based on bare minimum standards and, to get the homeowner and contractor to think 2 are enough, when they rarely are.

Gotta love the guys who promote stain as a coat of finish. Two coats of waterborne finish will sometimes pass initally but will wear out faster than you will like. Three coats if finish is going to be the way you want to go, I put four on my floor knowing I didnt want to mess with it for a long long time. Xterra doesnt get a lot of love because it can be tricky to apply correctly. Dura seal also had some foaming issues when the product first hit the market years ago and that put a bad taste in many mouths. They fixed the problem of course but its hard to get people back, once bitten twice shy you know. its a quality product just gotta know what your working with to get the best possible results.

Ya Gary, dont ya love it when you gotta bid against some doofus quoting two coats over stain?
We quote 3 coats of oil or 4 coats of water base as an option. Susie comes back and says why are you 800 bucks more than the other guy?
I learned a long time ago, that if you succumb to the client and drop your quote to two coats, almost invariably you are gonna be back to put on a freebie third coat to get your money.
